Mold Remediation - The Process

  1. A Moldex specialist comes to the building and performs a water, moisture & mold inspection. The inspection will include the exterior and interior of the structure. We will cover issues such as an Industrial Hygienist, what do they do and do you need one. You will know exactly how to move forward and the proper remediation process.
     
  2. YOU DON’T NEED TO KNOW WHAT STRAIN OF MOLD IT IS. THE IMPORTANT STEP IS TO CLEAN IT WITH THE PROPER PROTOCOL. The first call does not have to be to Microbiologist or Industrial Hygienist. You may need their services at some time during the remediation process, but not first. They are expensive and not always needed. The first call should be to have someone come out and assess the problem, find the moisture source and the extent of the mold.
     
  3. Just because you know where some of the mold is, chances are an inspection will find other problems and assess the whole situation.
     
  4. An inspection should involve humidity testing, lifestyle, number of occupants, moisture testing in the walls and floors.
     
  5. Temporary containment barriers are constructed and sealed off from the rest of the structure and set up with an air scrubber to create negative air pressure in the contained area.
     
  6. Building materials with visible mold growth are removed and sealed in plastic bags for disposal. Mold can be disposed of in any landfill.
     
  7. SPRAYING ON BLEACH OR TEARING OUT SHEET ROCK WITHOUT CONTAINMENT WILL CROSS CONTAMINATE THE REST OF THE LIVING SPACE.
     
  8. If visible mold is found on framing lumber, it is HEPA vacuumed, washed, HEPA vacuumed, sanded, HEPA vacuumed and sealed with an anti-microbial sealer. If the building materials such as the studs can be removed, it’s best to replace than clean.
     
  9. All remaining surfaces inside the containment area are HEPA vacuumed, cleaned and HEPA vacuumed again.
     
  10. Rebuild can start as soon as the containment is dust free and removed.
